Landlords' Rights in Slovakia

When renting accommodation in Slovakia, it is important to understand the main rights and obligations of both the tenant and the landlord. Below are key provisions that are commonly included in a rental agreement:
  • The tenant is responsible for minor repairs, while major repairs are paid for by the landlord.
  • Utility costs, such as water, electricity, and heating, are usually covered by the tenant, while the property tax is paid by the landlord.
  • To allow new residents to stay permanently, the tenant must obtain the landlord's permission, except in the case of their minor children.
  • The landlord has the right to terminate the contract if the tenant delays payment for more than three months, causes significant damage to the property, uses the accommodation for purposes other than agreed, or violates the rights of neighbors.
  • The security deposit may be withheld by the landlord in case of property damage, early departure without notice, or unpaid utility bills.
These rights are governed by the Slovak Civil Code, but the parties may agree on different terms in the rental contract.
